01How we create value

We buy apartments that are run poorly, then we run them well.

Most of the upside in multifamily comes from operations, not luck. We look for well-located communities that are losing money on vacancy and management, we renovate the units, we lift occupancy and rents, and the higher income raises what the building is worth. Then we refinance to return capital and sell in 3 to 5 years.

We pick the market first. We follow jobs, population, and income growth, with Greater Phoenix as our core market.

We buy what others mismanage. Well-located communities held back by high vacancy and weak operations.

We operate them ourselves. Through Western Wealth Communities, so the plan is executed in-house, not handed off.
